Certain services are seasonal or offered on a limited basis. Holiday light installation, in particular, is scheduled seasonally and may be subject to additional terms covering installation, maintenance during the season, takedown, and storage. Those terms will be provided with your estimate or service agreement.

We primarily serve Maple Glen, Pennsylvania and the surrounding areas. Work outside our normal service area may be subject to additional travel charges or may be declined.

4. Quotes and Estimates

Quotes and estimates provided through this Site, by phone, by text, or by email are estimates only and are not a binding final price. Estimates are based on the information you provide and, where applicable, on remote measurements or imagery.

The final price may be adjusted based on actual conditions observed at the property, including but not limited to:

  • Actual square footage, surface area, or number of stories;
  • The degree of staining, mold, algae, mildew, rust, oxidation, or other soiling;
  • Surface type, age, and condition;
  • Accessibility, obstructions, landscaping, slope, or terrain;
  • Availability of a working water source and electrical supply; and
  • Additional work requested after the estimate was issued.

Where the actual scope differs materially from the estimate, we will notify you and obtain your approval before performing additional work or charging an adjusted price. Estimates are valid for a limited period and may be revised if the work is not scheduled within a reasonable time or if conditions at the property change.

5. Scheduling, Rescheduling, and Cancellations

Scheduling. Service appointments are confirmed by phone, text message, and/or email. Appointment times are estimated windows, not guaranteed arrival times, as job durations can vary.

Weather. Exterior cleaning is weather dependent. We may reschedule an appointment due to rain, high winds, freezing temperatures, lightning, or other unsafe conditions. We will contact you as soon as reasonably possible to arrange a new date. Weather-related rescheduling does not incur any fee.

Cancellations and rescheduling by you. We ask that you give us as much advance notice as possible if you need to cancel or reschedule an appointment. Cancellations made on short notice may be subject to a cancellation fee, which will be communicated to you before it is charged.

Property access. You are responsible for ensuring that our crew has safe and unobstructed access to the areas to be serviced on the scheduled date, including access to gates, side yards, and a working exterior water spigot and, where required, an exterior electrical outlet. If our crew arrives and cannot access the work area or perform the service through no fault of our own, a trip charge may apply.

Cancellation by us. We reserve the right to cancel or reschedule any appointment. If we cancel and cannot reschedule to your satisfaction, any deposit you have paid will be refunded in full.

6. Payment Terms

Unless we have agreed otherwise in writing, payment is due upon completion of the work. Accepted payment methods will be confirmed at the time of scheduling or on your invoice.

  • Deposits. Certain jobs may require a deposit to reserve a date. Any deposit requirement, and the terms that apply to it, will be stated in your written estimate or service agreement.
  • Late payments. Past-due invoices may be subject to a late fee, to the extent permitted by applicable law.
  • Returned payments. Returned checks or failed payments may be subject to a fee.
  • Collection. If we are required to pursue collection of an unpaid balance, you agree to be responsible for reasonable costs of collection, including attorneys' fees, to the extent permitted by applicable law.

Payment processing is handled by third-party payment processors. We do not store full payment card numbers on our systems.

7. Your Responsibilities as a Customer

To allow us to perform the work safely and effectively, you agree to:

  • Provide accurate and complete information about the property, the scope of work requested, and your contact details;
  • Disclose in advance any known conditions that may affect the work, including damaged, loose, rotted, or aging siding, trim, shingles, mortar, paint, stucco, window seals, or screens; prior repairs or coatings; leaks; or any surface that has previously been damaged;
  • Disclose any electrical hazards, unsecured wiring, exposed outlets, security systems, cameras, or exterior fixtures that require protection;
  • Close and secure all windows, doors, skylights, vents, and pet doors before the scheduled service;
  • Move or protect vehicles, patio furniture, grills, planters, décor, toys, and other personal property from the work area;
  • Secure pets indoors or away from the work area during the appointment;
  • Inform us of any plants, gardens, or landscaping requiring special care or protection;
  • Ensure that any necessary permissions have been obtained where you are not the owner of the property (for example, from a landlord, property manager, or homeowners association); and
  • Provide access to a functioning exterior water source and, where required, electricity.

We are not responsible for water intrusion, damage, or loss resulting from unsecured openings, pre-existing defects, or conditions that were not disclosed to us in advance.

Pressure washing and exterior cleaning results vary based on surface material, age, porosity, prior treatments, the type and depth of staining, weathering, and other factors outside our control. Some conditions cannot be fully removed by pressure washing or soft washing, including but not limited to: permanent staining or discoloration, oxidation, artillery fungus, rust bleed, paint failure, efflorescence, etching, and damage that occurred prior to our service. We will make reasonable professional efforts to achieve the best result the surface allows.

Unless expressly stated in a written agreement signed by us, all services are provided “as is” and we disclaim all warranties, express or implied, including implied warranties of merchantability and fitness for a particular purpose, to the fullest extent permitted by applicable law.

10. Limitation of Liability

To the fullest extent permitted by applicable law:

  • Carps Pressure Cleaning LLC, its owners, employees, and contractors shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, including lost profits, lost revenue, loss of use, or loss of data, arising out of or related to the Site or our services.
  • Our total aggregate liability for any claim arising out of or related to our services shall not exceed the amount you actually paid to us for the specific service giving rise to the claim.

Some jurisdictions do not allow the exclusion or limitation of certain damages, so some of the above limitations may not apply to you. In such cases, our liability is limited to the greatest extent permitted by applicable law. Nothing in these Terms limits liability for gross negligence, willful misconduct, or any liability that cannot lawfully be limited.

11. Claims and Damage Reporting

If you believe damage occurred as a result of our work, you must notify us in writing promptly after the service date, and in any event as soon as reasonably possible after you become aware of it, so that we have a fair opportunity to inspect the property and address the issue.
